Frequently Asked Questions
Questions & Answers.
Planning a construction or remodeling project comes with a lot of questions. Here are answers to some of the most common questions homeowners ask before and during a project.
01
Getting Started
Start by contacting Batista Builders and telling us about
the project you have in mind. We can discuss the scope,
location, goals and next steps before scheduling the
appropriate consultation or site visit.
You do not need to have everything figured out. It helps
to know what you want to build or remodel, your general
goals, approximate budget, preferred timeline and any
photos, plans or inspiration you may already have.
Our work includes remodeling, kitchens, bathrooms,
building additions, outdoor living spaces, new construction
and other residential construction projects.
Batista Builders serves Greenville and surrounding
Upstate South Carolina communities. Our service area
generally extends up to approximately one hour from
Greenville, SC 29611.
Project availability depends on the type of work, scope,
location and our current schedule. Contact us with the
details and we can determine whether the project is a
good fit for our team.
Yes. Many homeowners contact us before every detail has
been decided. We can discuss the project, identify the
work involved and help establish a clearer construction
scope before pricing and scheduling.
02
Estimates & Pricing
After learning about your project, we determine whether
an on-site visit is needed. During the visit we review
the existing conditions, measurements and requested
scope so we can prepare the appropriate estimate.
For projects requiring an on-site estimate, our goal is
generally to return the estimate within six business days
after the site visit. Larger or more complex projects may
require additional time.
Pricing can vary based on project size, existing conditions,
materials, finishes, structural requirements, plumbing,
electrical work, permits, accessibility and the overall
complexity of the project.
We can discuss your budget along with your priorities and
desired scope. When possible, we can identify options that
may help align the project with your available budget.
The price can change when the scope changes, additional
work is requested, selections change or concealed
conditions are discovered that could not reasonably be
identified before work began. Additional work should be
documented through the appropriate change-order process.
Yes. Material selections can have a significant impact
on the overall project cost. Cabinets, flooring, tile,
fixtures, countertops, windows, doors and other finish
materials can vary considerably in price.
03
Payments & Project Changes
Depending on the project, a deposit may be required to
secure scheduling and begin purchasing materials. The
payment structure for your specific project will be
explained before work begins.
A change order documents work that is added, removed or
changed after the original scope has been established.
It may also document changes in materials, labor,
construction details or project cost.
Let us know before the additional work is performed.
We can review how the change affects labor, materials,
price and schedule and document the change when necessary.
Yes. Changes can require additional labor, materials,
inspections, subcontractor scheduling or special-order
products. These factors can extend the original timeline.
04
Scheduling & Construction
Every project is different. The timeline depends on the
size and complexity of the work, material availability,
inspections, subcontractor scheduling, weather and any
changes made during construction.
Common causes include weather, inspections, material
delays, special-order products, unforeseen conditions,
subcontractor availability and changes to the original
scope.
Not necessarily. Some stages depend on inspections,
material deliveries, curing or drying time and the
scheduling of specific trades. There may be days when
no active work occurs even though the project is still
progressing.
Usually not for the entire project. Access arrangements
and any times when the homeowner needs to be present can
be discussed before work begins.
Our normal working schedule generally begins around
8:30 AM. Actual arrival times can vary depending on the
project, location, material pickups and scheduled trades.
Our normal schedule does not include Saturday construction
work. Project-specific scheduling will be discussed with
you as needed.
05
Permits, Plans & Insurance
Batista Builders maintains the licensing and insurance
applicable to the work we perform. Project-specific
requirements can vary depending on the type and location
of the work.
Permit requirements depend on the location and scope of
work. Additions, structural modifications, new construction
and certain electrical, plumbing or mechanical work often
require permits or inspections.
Permit responsibility depends on the project and agreement.
We will clarify the applicable permit process and
responsibilities before permitted work begins.
Some projects require plans or engineering, particularly
additions, structural changes and new construction.
Requirements depend on the project and local permitting
authority.
When required, the appropriate local inspector reviews
specific stages of permitted work. Construction may need
to reach and pass certain inspection stages before the
next phase can continue.
Yes. When inspections are required, certain work may not
be covered or continued until the applicable inspection
has been completed.
06
Remodeling
In many cases, yes. Whether it is practical depends on
the size and location of the remodel. Major kitchen,
bathroom or whole-house renovations may temporarily
affect utilities and access to parts of the home.
Remodeling naturally creates some dust, noise and
disruption, especially during demolition and drywall
work. The amount varies depending on the scope and
location of the project.
Concealed conditions such as water damage, rot, improper
framing or other problems sometimes become visible only
after demolition. If that happens, we will review the
condition and any additional work needed before proceeding.
Yes. Projects can range from individual rooms to larger
multi-room and whole-house renovations, depending on
the scope and availability.
07
Kitchens & Bathrooms
Kitchen projects can include demolition, framing,
cabinetry, countertops, flooring, drywall, trim,
electrical, plumbing and other work required by the
agreed project scope.
Bathroom remodeling can include demolition, tubs,
showers, tile, vanities, toilets, flooring, lighting,
drywall, plumbing and other improvements included in
the project scope.
Often they can, but moving sinks, toilets, tubs and
showers may require additional plumbing work and can
increase the cost and complexity of the remodel.
Possibly. Before removing a wall, it is important to
determine whether it is structural and whether electrical,
plumbing or mechanical systems run through it. Structural
changes may require engineering and permits.
08
Additions & New Construction
Yes. Building additions can include additional living
space, bedrooms, garages and other expansions depending
on the property, plans, permitting requirements and
project scope.
New construction projects can be discussed with our team
to determine the scope, plans, site conditions, permitting
requirements and construction needs.
The process generally starts with the desired size and
use of the addition, the existing property conditions,
an approximate budget and any plans already available.
Additional design, engineering or permitting requirements
can then be identified.
The timeline varies significantly depending on size,
design, permitting, site work, inspections, weather,
material availability and the complexity of tying the
new construction into the existing home.
09
Materials & Selections
Material responsibility depends on the project agreement.
We will identify which materials are included, which are
supplied by Batista Builders and whether any selections
are being provided directly by the homeowner.
Yes. Homeowners commonly make selections for items such
as flooring, tile, cabinets, countertops, fixtures,
hardware, paint colors and other finish materials.
A backordered or delayed product can affect the project
schedule. Depending on the situation, we can discuss
waiting for the selected product or choosing an available
alternative.
Earlier is usually better. Making important selections
before they are needed helps reduce delays caused by
lead times, backorders or last-minute changes.
10
During Your Project
You will have a point of contact for project questions,
scheduling concerns and requested changes. Please raise
questions as early as possible so they can be addressed
before they affect upcoming work.
Changes are often possible, but they may affect the
project's cost and timeline. Requested changes should
be reviewed before the affected work is performed.
Yes. Construction areas can contain tools, materials,
debris, cords and other hazards. Children and pets should
be kept safely away from active work areas.
Certain plumbing, electrical or mechanical work may
require temporary utility interruptions. When practical,
these interruptions can be coordinated with the homeowner.
